Management: Development of a maintenance plan
In this extensive project, Fidell, commissioned by CBRE, has developed a detailed maintenance plan for the DS Smith factory located in Central Sweden. Covering an area of 30,000 sqm, the project includes a review of structural and technical installations such as the sprinkler system, ventilation, cooling, heating systems, and electrical installations, as well as exterior aspects including façades, roofs, floors, and surfaces.
Further review is conducted on the factory’s externally adjacent areas, including green spaces, parking lots, outdoor lighting, and stormwater drains. A central challenge in the project is to exclude machinery and certain technical and electrical components from the maintenance plan, requiring careful planning and adjustment of maintenance strategies based on the specific needs of the factory.

The maintenance plan spans from 0 to 25 years and considers the condition of existing equipment, technical lifespan, as well as opportunities for synergies and coordinated planning of maintenance actions. Strategies to reduce contractor costs and maximize energy savings, such as updating the ventilation system while replacing mixing groups, circulation pumps, and control valves, are also implemented.
This plan will not only ensure the factory's long-term functionality but also improve its operational efficiency and reduce future maintenance costs.
